How often does a landlord need a gas safety certificate?

Every 12 months, by law, for every rented property with gas appliances. You must give tenants a copy within 28 days of the check, and new tenants get one before they move in. You can renew up to two months early and keep the same expiry date, which is worth doing rather than cutting it fine.

What does a CP12 check cover?

Every gas appliance in the property: boiler, hob, gas fire. The engineer checks gas tightness, burner pressure, flueing, ventilation and the safe operation of each appliance, then issues the certificate listing any defects. It's an inspection, not a service, though we can do both in one visit for less than two call-outs.

What happens if an appliance fails the check?

It gets classified by risk. Anything immediately dangerous has to be made safe there and then, usually by disconnecting it, and you'll get the fault in writing with a repair quote. Most failures are fixable the same week, and we handle the repair as well as the paperwork.
