Out east along the Leamington road. A market town that's doubled in new estates, which means plumbing from three different centuries within a mile of each other.
New estates, new problems
Southam's grown quickly, and a lot of our work here is in houses under fifteen years old. New-build plumbing has a reputation for being fine until it very suddenly isn't: push-fit connections that were never quite seated, developer-spec boilers reaching the end of their honeymoon, and en-suites plumbed at 4pm on a Friday. Once the builder's warranty runs out, those niggles land on you, and they're exactly the kind of repair work we do all week.
If you've bought new in Southam in the last few years, one honest recommendation: get the boiler on an annual service now, while it's still under manufacturer warranty. Skipping the service is the fastest way to void cover you've already paid for.
The old town's a different story
Around the market square and the older streets, it's the usual charming chaos of a town that's been lived in for centuries: solid houses, seasoned pipework, and heating systems that respond well to a proper flush and upgrade. Different toolbox, same van.
Being straight about distance
Southam is roughly 20 minutes from our base in Warwick, and villages beyond it like Napton or Stockton stretch that a little further. For booked work, none of that matters and prices don't change. For a genuine flood-in-progress emergency, closer sometimes beats better, and if someone else can honestly reach you faster at 2am we'll say so on the phone. What we won't do is claim "rapid response across the Midlands" like the national firms. You can see where we are; the travel time is what it is.
